Columbia is partnering with Normandy Real Estate Partners on a ground-up development of 799 Broadway in the Union Square Park / Greenwich Village district of Manhattan. We are constructing a new 12-story, 182,000-squarefoot boutique office building designed by Perkins + Will that will feature ceiling heights of approximately 15 feet, floor-to-ceiling glass, and private terraces on most floors. Floor plates from 3,600 to 22,000 square feet and generous amenities, including a shared rooftop terrace and cellar lounge, will provide flexibility and enjoyment for discerning tenants. When completed in 2020, the building will be one of the only newly developed office properties in this sought-after live/work/play neighborhood.

250 CHURCH STREET

Columbia will partner with Normandy Real Estate Partners on a full redevelopment of 250 Church Street, a 16-story, 235,000-square-foot office building in TriBeCa between Franklin and Leonard Streets. Acclaimed architect Raphael Viñoly is already creating preliminary plans for a complete transformation of the 1948 building, to commence after the current tenant vacates in August and the partnership closes on the purchase of the building. Expected to be ready for occupancy in 2021, the renovated building will offer as the highest caliber boutique office tower in the submarket, which has very little competing office supply. Plans include a reimagined building exterior, relocated lobby, and retail on the Church Street frontage, to complement the building’s flexible 8,300-to-16,500-square-foot floorplates and attractive transit access.
