Capitol Riverfront

80 M STREET

A bold new look is here for 80 M Street, located in the heart of D.C.’s vibrant Capitol Riverfront neighborhood. Three new floors totaling 107,000 SF of groundbreaking mass timber architecture sit atop the existing 265,000 SF building, over half of which is leased as the American Trucking Associations’ new headquarters. New amenities include shared and private tenant outdoor terraces, a state-of-the-art conference center, fitness center, and a hospitality-inspired lobby.

The expansion is D.C.’s first commercial office project to feature mass timber. 80 M Street’s biophilic design is comprised of cross-laminated timber and glue-laminated timber providing generous ceiling heights, with the new floors offering 15’ slab-to-slab heights and improved depth of light penetration by almost 200%.
